Getting Started

Creating an account is easy! Click the "Sign Up" button in the top right corner, choose whether you're a tenant or property owner, fill in your basic information, and verify your email address. You can also sign up using your Google account for faster registration.

RentSmart is completely FREE forever for property owners and real estate agents with all features included. Tenants pay just $0.15 per day ($4.50/month) to access unlimited property searches, view all verified images, and contact property owners directly. This small fee ensures property owners only receive serious inquiries from committed renters.

For a complete profile, you'll need: personal contact information, employment details, income verification, rental history, references, and any pet information. A complete profile increases your chances of approval.

Property Search

Use our search bar to enter a location, then apply filters like price range, number of bedrooms, amenities, and more. You can also use map view to see properties in specific areas and save your favorite searches.

Absolutely! Click the heart icon on any property listing to add it to your favorites. You can access all your saved properties from your dashboard.

New properties are added daily as property owners list them. Enable notifications for your saved searches to be alerted when properties matching your criteria become available.

Applications & Screening

After finding a property you like, click "Apply Now" to submit your application. You'll fill out basic information, upload required documents, and optionally include a cover letter. The property owner will review and respond within 1-3 business days.

Most screening processes take 1-3 business days. This includes document review, credit checks, employment verification, and reference checks. You'll receive updates on your application status via email and in your dashboard.

Payments & Pricing

We accept all major credit cards, debit cards, and bank transfers. Some property owners may also accept checks or other payment methods. Payment options will be specified in your lease agreement.

RentSmart doesn't charge application fees. Tenants only pay $4.50/month for platform access. Individual property owners set their own terms, but the only cost to tenants using RentSmart is the monthly subscription which gives unlimited access to contact property owners and view properties.

Security deposits are typically 1-2 months' rent and are held by the property owner. They're refundable at the end of your lease, minus any deductions for damages or unpaid rent. State laws govern how deposits must be handled.

Lease & Legal

Yes, absolutely! You should always review the entire lease agreement before signing. Take time to understand all terms, ask questions about anything unclear, and consider having it reviewed by a legal professional if needed.

Breaking a lease early may have consequences like forfeiting your security deposit or paying penalties. Some leases have early termination clauses. Always communicate with your property owner and check local laws regarding valid reasons for early termination.

Properties may be hidden if they're no longer available, if you don't meet certain criteria, or if there are location restrictions. Try adjusting your search filters or contact the property owner directly.
